Quick answer: On e-Aasthi, search your property number under your district and urban local body. If it says "This property is approved", click through to Online Khatha Download, pay the fee shown for your property on Khajane-II, and the e-Khata (Form 3) PDF downloads automatically.

e-Aasthi is the Karnataka portal for property records under City and Town Municipal Councils (CMC/TMC) outside GBA/BBMP limits. Most of its screens are in Kannada, so the labels you'll need are translated below.

In every screenshot below, the button or field you need is marked with a red box.

Before you start

Next, check which body issued your khata. The name is printed at the top of your khata extract, for example Hebbagodi City Municipal Council. This guide was verified with a Hebbagodi CMC property; other CMCs and TMCs use the same screens.

Steps

  1. Step 1: Check your property's status on e-Aasthi

Open the Search Application Status page.

    1. ಜಿಲ್ಲೆ (District): choose ಬೆಂಗಳೂರು ನಗರ (Bengaluru Urban).
    2. ನಗರ ಸ್ಥಳೀಯ ಸಂಸ್ಥೆ (Urban local body): choose your council, for example ಹೆಬ್ಬಗೋಡಿ (Hebbagodi).
    3. ಸ್ವತ್ತಿನ ಸಂಖ್ಯೆ (Property number): type your property number.
    4. Click Search.
e-Aasthi Search Application Status page with district, urban local body and property number filled in, showing the green message 'This property is approved. If you want, download Khatha' and a Click Here link.
ಜಿಲ್ಲೆ = District · ನಗರ ಸ್ಥಳೀಯ ಸಂಸ್ಥೆ = Urban local body · ಸ್ವತ್ತಿನ ಸಂಖ್ಯೆ = Property number. The green message means your khata is ready to download.

What the result means

  1. Step 2: Search your property on Online Khatha Download (KMDS)

The Click Here link opens the Online Khatha Download (KMDS) page. Fill in the same details again:

    1. ಜಿಲ್ಲೆ: ಬೆಂಗಳೂರು ನಗರ (Bengaluru Urban).
    2. ನಗರ ಸ್ಥಳೀಯ ಸಂಸ್ಥೆ: your council.
    3. ಸ್ವತ್ತಿನ ಸಂಖ್ಯೆ: your property number.
    4. Enter Captcha: type the answer to the sum shown.
    5. Click Search.
e-Aasthi Online Khatha Download (KMDS) page with district, urban local body, property number and a simple sum captcha filled in, plus Search and Clear buttons and a grey Click here button for people who already paid.
Enter the answer to the sum in the captcha box (here 9 + 8 = 17). The grey “Click here” button is only for people who already paid but couldn't download.
  2. Step 3: Check your property details and the fee, then fill in your details

A table appears with your Ward Number, Ward Name and full property number. The full number usually ends with your flat number, so check that it is your flat.

Below it the portal shows the fee for your property, for example “To Download Khatha, You should Pay 1250”. The amount isn't the same for everyone: we've seen ₹1,250 for a flat worth about ₹1 crore and ₹8,125 for one worth about ₹1.48 crore. Check what it shows you before paying. Then:

    1. Under Fill Applicant Details, enter the Applicant Name and Mobile Number.
    2. Choose the payment method and continue. You'll be sent to the Khajane-II payment page.
KMDS search result showing a table with Ward Number, Ward Name and the full property number, the message 'To Download Khatha, You should Pay 1250', and a Fill Applicant Details form with Applicant Name and Mobile Number fields.
The table shows Ward Number, Ward Name and the full property number (ಸ್ವತ್ತಿನ ಸಂಖ್ಯೆ). Personal details are blurred in this screenshot.
  3. Step 4: Pay on Khajane-II

You're now on Khajane-II, the Government of Karnataka treasury payment page. It shows a Challan reference number, the amount, your name and the date.

    1. ಪಾವತಿ ವಿಧ (Mode of Payment): choose a method, for example UPI.
    2. Types of Aggregator: pick one, for example ICICI e-Pay.
    3. Type the captcha shown.
    4. Tick both boxes. They say the payment can't be reversed through a chargeback, and that any refund claim goes to the department.
    5. Click ಸಲ್ಲಿಸು / Submit and finish the payment in your UPI app or bank.

    ಪಾವತಿ ವಿಧ = Mode of payment · ಸಲ್ಲಿಸು = Submit · ಮರುಹೊಂದಿಸು = Reset. Challan number and name are blurred here.
  4. Step 5: Wait for the download to start

After the payment goes through you're sent back to e-Aasthi, and the form looks empty again. Look for the green message “Khatha Print is available. Download will start shortly...”

Wait on this page. Don't press back, refresh or pay again.

After payment you return to e-Aasthi and the form looks empty again; that's normal. If the download doesn't start, click the grey “Click here” button.
  5. Step 6: Open your e-Khata (Form 3) PDF

The Form 3 page opens with a ದಾಖಲೆ ಸಂಖ್ಯೆ / Document No. at the top and the PDF below it. Note down the document number.

The PDF is password protected, so the viewer asks for a password before showing it.

Download and save the PDF somewhere safe once it opens.

e-Aasthi Form 3 view page showing a Document No. field at the top and a PDF viewer with a 'Password required' dialog asking for the document password.
ದಾಖಲೆ ಸಂಖ್ಯೆ = Document number. The Form 3 PDF asks for a password: enter your PID.

After it's done

  • Check the details on Form 3: owner name, flat number and property number.
  • Keep a copy of the PDF, the document number and the challan reference number.
  • Next steps, with guides coming soon: upload your Encumbrance Certificate (EC) to the e-Khata, pay property tax in your name, and transfer the BESCOM electricity connection to your name.

FAQs

What does 'Property not yet created' mean on e-Aasthi?

It usually means the khata record for your unit has not been finalised yet. First check that you picked the correct district and urban local body, and try the number exactly as printed on your khata extract or acknowledgement. If it still shows nothing, the khata for your unit has to be completed (for a new flat, by the builder) before you can download it.

What does 'Applied for Property mutation and notice period active till' mean on e-Aasthi?

Your khata (mutation) application has been received, and the council's public notice period runs until the date shown. You don't need to do anything: don't apply again and don't pay. After that date has passed, search again on the Search Application Status page. When it says 'This property is approved', you can download the e-Khata.

I paid but the e-Khata did not download. Should I pay again?

No. On the Online Khatha Download (KMDS) page there is a grey 'Click here' button for people who have already paid but could not download. The portal itself asks you not to pay twice for the same property. Keep your challan reference number from the Khajane-II payment page handy.

What is the password for the e-Khata (Form 3) PDF?

The password is your property's PID (property ID). You can find the PID on your Encumbrance Certificate (EC) or your sale deed.

How much does it cost to download the e-Khata?

There is no single fixed fee. The amount depends on your property, and the portal shows it after you search, before you pay. It can vary a lot, and it is not a simple percentage of the flat price: in October 2026 a flat worth about ₹1 crore under Hebbagodi CMC was charged ₹1,250, while a flat worth about ₹1.48 crore was charged ₹8,125. Always check the amount the portal shows before paying.

Which payment methods can I use?

Payment happens on Khajane-II, the Government of Karnataka treasury portal. At the time of verification UPI was available (through the ICICI e-Pay aggregator). Other options are listed in the 'Mode of Payment' dropdown.
