FAQs

What is an Encumbrance Certificate (EC)?

An EC is the official record of registered transactions on a property (sale, mortgage, gift and so on) for a period you choose. Banks, buyers and the e-Khata process ask for it to confirm the property is free of registered loans or disputes.

What is the difference between Form 15 and Form 16?

According to the Kaveri portal, if there are no registered transactions (nil encumbrance) for the period, you get Form 16. If there are transactions, you get Form 15, which lists them.

How long does it take to get the EC?

After paying, expect about 3–4 days before the EC is ready. Check the status on Kaveri by logging in again.

How much does an EC cost on Kaveri?

At the time of verification the portal charged a ₹10 application fee plus a search fee for the period: ₹30 for the first year, plus a subsequent-year fee for longer periods. For a period of about 5 months the total was ₹40. The exact amount is shown before you pay.

Where do I find my PID?

The PID (eAASTHI PID) is the property number on your e-Khata. It is usually also printed on your sale deed and on any previous EC.

Can I search for an EC by owner name?

At the time of verification, Kaveri said EC search by name was only available from 7:00 PM to 8:00 AM because of maintenance work. Searching by property number (PID), as shown in this guide, works all day.
